How quickly can I get a Land Registry compliant map?

We offer same-day and next-day express mapping where possible, depending on the property type, the quality of the existing documentation, and the time of instruction.

For same-day service, we need to receive all necessary documents before 11am.

What does a Land Registry compliant map cost?

For standard residential properties, including houses, semi-detached homes and terraced properties, maps start from €399 plus VAT.

Apartment mapping starts from €599 plus VAT, as floor plans with ITM coordinates are required in addition to the site map.

An express same-day service is available for an additional fee where eligible.

Can you send the map directly to my solicitor?

Yes. We issue digital PDF maps directly to you and your solicitor by email.

For property maps, we also post signed hard copies directly to your solicitor’s office.

Please provide your solicitor’s name, firm name, email address and postal address when you contact us.

This helps reduce delays, especially where a sale is close to closing and your solicitor needs to review the map quickly.

What is a PRAI compliant map?

PRAI stands for the Property Registration Authority of Ireland, now operating as part of Tailte Éireann.

A PRAI compliant map, also commonly called a Land Registry compliant map, is a map prepared to the technical and formatting standards required for Land Registry applications in Ireland.

All maps prepared by Legal Maps are prepared to meet the relevant Land Registry and Tailte Éireann mapping requirements.

Do I need a legal map to sell my house?

Not always, but your solicitor may require one in several situations.

This can include where the property has never been registered with the Land Registry, where the existing map on file is outdated or non-compliant, where a boundary needs to be clarified, or where part of a property is being transferred.

Your solicitor will advise you if a new map is required.

What information do you need to prepare a legal map?

For most residential properties, we need the property address, Eircode, any existing title maps or deed maps, your solicitor’s contact details, and a brief description of what the map is required for.

For apartments, we also require floor plans and confirmation of any parking spaces, storage units, balconies, terraces or other areas included in the title.

The more information you can provide at the start, the faster we can prepare the map.

Do you cover the whole of Ireland?

Yes. Legal Maps provides legal mapping services nationwide across all counties in Ireland.

We issue maps digitally by PDF and post hard copies where required.

Can you prepare maps for apartments?

Yes. We prepare Land Registry compliant maps for apartments.

Apartment mapping is more detailed than a standard house map because it usually requires a site location map and floor plans with ITM coordinates. It may also need to show parking spaces, storage units, balconies, terraces or other areas included in the title.

Because of this, apartment mapping starts from €599 plus VAT.

Can you prepare a map for first registration?

Yes. We prepare maps for first registration applications.

First registration maps must be clear, accurate and compliant with Land Registry requirements. These maps are commonly needed where a property is being registered for the first time, often as part of a sale, transfer or title regularisation process.

Can you prepare maps for rights of way or access routes?

Yes. We prepare maps for rights of way, access routes, laneways and similar title matters.

These maps usually need to clearly identify the property, the route of the right of way, and any relevant access points.

If your solicitor has specific wording or requirements, please send those through at the start.

Can you prepare maps for boundary issues or boundary amendments?

Yes. We prepare maps for boundary clarifications, boundary amendments, transfers of part, site subdivisions and similar mapping matters.

Where a boundary is unclear or disputed, additional information may be required before a map can be prepared. This may include title documents, previous maps, site photographs, solicitor instructions, or a site survey.

Do you need to visit the property?

Not always.

For some standard properties, a map can be prepared using existing title information, mapping data and documents provided by you or your solicitor.

However, if the boundary is unclear, the property is complex, or the map requires confirmation on the ground, a site visit or survey may be required.

We can advise once we review the property details.

Will the map be accepted by the Land Registry?

All maps prepared by Legal Maps are prepared in line with the relevant Land Registry and Tailte Éireann mapping requirements.

However, the Land Registry may still raise queries depending on the title, the application, the supporting documents, or solicitor instructions.

If a mapping query arises, we can review it and assist where required.

What is the difference between a digital PDF and hard copy map?

The digital PDF is issued by email so that you and your solicitor can review the map quickly.

Hard copy maps are printed, signed and posted where required for the formal legal process.

For urgent matters, issuing the PDF first helps your solicitor review the map without waiting for the post.

Can you deal directly with my solicitor?

Yes. We regularly deal directly with solicitors.

Once you provide your solicitor’s contact details, we can issue the PDF map directly to them and post the hard copies to their office where required.

This is especially useful where a property sale is progressing quickly and the map is needed to avoid delays before closing.
